Existing home sales in the US rose by 3.5% from the previous month to a seasonally adjusted annualized rate of 3.96 million in October of 2024, rebounding from the 14-year low of 3.83 million in the prior month, and slightly ahead of market expectations of 3.93 million. Sales were higher in all four regions of the country. The median existing-home sales price rose by 4% to $407,200, halting three straight months of declines. Meanwhile, the inventory of unsold housing rose by 0.7% to 1.37 million, 4.2 months of supply at the current pace of sales. "The worst of the downturn in home sales could be over, with increasing inventory leading to more transactions,” said NAR Chief Economist Lawrence Yun. "Additional job gains and continued economic growth appear assured, resulting in growing housing demand. However, for most first-time homebuyers, mortgage financing is critically important. While mortgage rates remain elevated, they are expected to stabilize.”
