Net mortgage approvals for house purchases in the UK, a key indicator of future borrowing, remained largely stable at 66,190 in January 2025, slightly down from a downwardly revised 66,510 in December but exceeding market expectations of 65,650. Meanwhile, approvals for remortgaging, capturing only those switching to a different lender, rose by 2,200 to 32,900, reversing declines seen over the previous two months. The ‘effective’ interest rate, the actual rate paid, on newly drawn mortgages edged up by 4 basis points to 4.51% in January. The rate on outstanding mortgage balances also ticked up to 3.81%, from 3.79% in December.
